An Empirical Study on Bi-polarization in Housing Price

초록

This study aims to verify the house price bi-polarization phenomenon happening between house prices and ranks through the power law. The bi-polarization of house price is based on the natural imbalance inherent in the power distribution. To verify this, KLIPS of the period between 1998 and 2008 is used, and as the result, it is revealed that the distribution of house price is shown in the form of the power law. In the house market, the house price is the result of interactions between the human behavior and the physical characteristics of houses. Therefore, it means that the house market is in progression with the social form of 20 vs. 80 as well. The problem of this phenomenon lies in that the properties causing emergence and critical phenomenon are accelerated through feedback process. The house market is ran by the complex system showing the emergence and the critical phenomenon. And, this can be identified by the house price shown with power law distribution. To resolve this, it is suggested that improvement of house ownership structure and complex systematic solutions are required. The limit of this study is in the unperformed overall analysis of the house price with its basis, the land price and detailed model application in reading the bi-polarization in the house price. Later, the following study on the house market structure resulting the emergent behavior is needed.
