The forces to affect land value has such as a lot-size, lot-shape, corner lot etc. site factors and subway distance, convenience store, park. locational factors etc. Analysis the influencing forces to land value is one of the most important work to appraiser for it has directly influence on a price. This research examined whether significant differences existed among the influencing forces of supply price(market value, appraised by the certified appraisers) and the influencing forces of assessed values(statutory value, public notice of land value), for past 17 years due to the locational and site factors and socio-economic, institutional, environmental change. Linear regression model was employed in the research, using 19 independent variables of 1,717 single family residential lots from the nine neighborhood groups in Il-san city. Results from regression analysis may be noted as follow; Fist, the significant variables affecting market value of residential lots are 11 variables; lot area(2.3%), lot-shape(16.5%), bearing(19.8%), corner lot (11.0%), parking lot(12.1%), road width(0.9%), front lot use(2.8%), housing complex(33.9%), school(7.1%), water park(9.1%), commercial facilities(4.9%). Second, the significant variables affecting statutory value are 14 variables; lot-shape(1.5%), bearing(1.0%), corner lot(5.1%), parking lot(9.0%), road width(5.8%), front lot use(1.3%), main road(7.8%), house-hold numbers(4.9%), IC distance(4.0%), subway distance (5.4%), school(2.6%), water park(9.5%), commercial facilities(13.2%). road service(28.8%). Third, lot-size, household numbers, neighborhood has been more important to the market value in 1993, and lot-shape, school, water park were also analyzed that in 2009. Addition of more variables may be expected to further improve the estimation with the condition that, with more variables, large samples are also needed.
