도시용지 공급확대가 지가안정에 미치는 영향

초록

Sudden rise in land price, both in primary rise in large scale policy projects as well as various unit development project springing up every region in the course of high economic growth, and secondary rise centered in development scheduled land site and vicinities thereof by speculative forces, has worked so far as the factor for intensified high cost economic structure and deteriorated industrial competitiveness and residential welfare level. This paper studies the Land Banking System focusing on effect of expanded urban land supply to land price stability. The land price was analyzed by statistical methods; for data processing, along with a test of reliability in the measuring tools, regression analysis; analyses were all tested at the p<.05 significance level. The result confirms that timely expansion of urban land supply by Land Banking System as direct intervention policy by government aiming for solution of demand-supply unbalance in urban land, will work positively to stabilized land market under the traditional macro-econometric model. Hence consistent expansion and pursuit of timely supplying policy of urban land is required for the purpose of land market stabilization using Land Banking System.
